to add a person (who is listed on the mortgage but not on the Title) is a warranty deed applicable?

to add a person (who is listed on the mortgage but not on the Title) is a warranty deed applicable?...mortage lists all three parties that should be on the title... the Title only lists two of them.
Would the two listed TRANSFER interest to ALL Three?
or is there some other "deed" necessary to add a name?

To add a name to the title, all you need is a quit claim deed. On the deed, the two listed will transfer their share in the property as grantors to all three as grantees. After which the deed needs to be notarized and recorded with the county clerk's office.
