No warranty deed

Per divorce decree i get to keep 2 pieces of properties. Property A, is fully paid but in his name and he has not, is not willing to sign the Warranty Deed to transfer the ownership to me. Can i go with my Divorce decree and file a deed record of that property on my name?
What do i need to do?
Property B, is financed and both our names are on the loan papers. I also got this property for which i am paying the monthly dues. He is unwilling to sign the Warranty Deed for assumption and I would like to sell that property. Please let me know.

Welcome to forums!

Though you've a divorce decree you won't be able to file a deed in your name unless your ex signs a warranty deed in your favor. You can, rather, file a lawsuit against him as he is not signing the warranty deed though the court has ordered him to do so. The court might force him to sign the deed in your favor.
