I live out of state and my sister went behind my back and transferred my parents house to herself and my brother via warranty deed.leaving me out,when my mother always told me i will always have a home to go to.She died in 1999.they sold the house last April.I am just finding this out.Is it to late to do anything.My dad died last May

I think it is too late for you to take any action against your sister. The property has already been sold and there's no way you can take it back from the new owner. Moreover, your parents are deceased and there's hardly any way you can prove if the warranty deed through which the property was transferred to your sister was legally valid.

Hi,
As you have already signed the papers and transferred the property to your sister and brother there is no chance of legal action and anyway you cannot take back the house from the new owner. However you can try to talk to your sister and try to convince her or else you can consult an attorney to prove it.
