refinancing warraty deed

my in laws put my husband on a warranty deed years back, now they want to refinance the property....he is not on the original mortgage, nor will he be on the new one. however the title company says he must sign papers in order for this to take place & my in-laws will not tell him what the papers are, we are concerned one might be a quit claim...any ideas

The mortgage company will want your husband to sign the mortgage docs so that he becomes responsible for the loan payments. If your husband does not want to remain on the property deed, then he can sign a quitclaim deed and transfer his share of the property to his parents. Once he does so, the lender won't ask him to sign any other docs regarding the mortgage.
