special warranty deed and mortgage

if you transfer a property to an ex-spouse with a special warranty deed, but ex-spouse doen't refinance it, are you still liable for payments?

ex-spouse paid late on mortgage for several months and it's showing on my credit report. the lender says it was still my responsibility and they won't take it off.

is there anything i can do to take it off my credit report?
No. If you sign a mortgage loan, you are required to pay the note, regardless of who lives in the property or who is on title. There are two ways to remove your self from the loan, sell or refinance.

Hi Dutchie,

If your ex-spouse hasn't refinanced the loan, then you will be liable for the mortgage payments though your name is not on the title of the property. Unless your ex-spouse refinances the loan, it will be mentioned in your credit report.
