Say that a person name is on the warranty deed but when sighning itwas only one person that sigh what do you do now.would you get a quick claim .

I think in your state it is the grantor who needs to sign the deed and not the grantee. That is the reason for a single signature on the deed. You can consult the county recorder of your area.
