is a warranty deed any good if it is not signed by both spouses?

i bought a house and it was put in my name and i'm still married for 26 yrs. i signed another warranty deed transferring it to a friend. i've been in full posession living at the property and doing major repairs at my expense and now this friend is tring to take it. is the warranty deed i signed over to them without spouses permission any good? i've already filled an affidavant of maritial status with the clerk. i've also paid all the taxes. this property in texas a community property state.
