Does a Warranty Deed require two witness signatures as well as a Notary?

The laws regarding witness signatures to a warranty deed will vary as per your state laws. For example in Connecticut, Florida and South Carolina two witnesses are required and one of the witnesses may be the notary. In Georgia, one witness required and he/she can't be the notary. In Louisiana, two witnesses required and neither can be the notary. You will have to check your state laws in order to find out whether or not you will require two witness signatures.
