What if I die??

i am the only owner listed on my house and my mortgage. if i die, i want my fiancee and son to keep the house. should i do a quitclaim deed and novation?

j heard... wouldn't a living trust be more effective for a homeowner?
then they don't pay taxes...

I don't think a simple probate-avoidance living trust will have any effect on taxes. However, the more complicated living trusts, may greatly reduce the federal estate tax bill for those who have valuable assets.
One tax-saving living trust is designed primarily for married couples with children.
