i have a friend that just got a divorce in april of 2009 his ex wanted the house so the judge gave her six month's to refinance the house. he has not heard nothing from his ex.also the court srew up his divorce paper saying that she has three years to refinance.so where should he start to resovled all this ? he is also taking about quick claiming his name off the house. ????

If it's written in the divorce decree that the ex has 3 years to refinance the property, then your friend cannot go against it. He will have to wait and check if his ex is able to refinance the property within 3 years. Alternatively, your friend can request his ex to refinance the loan as soon as possible so that he is able to get a loan in his name.
As far as signing a quitclaim deed is concerned, it will not help your friend in removing his name from the mortgage. Rather, it would help your friend to remove his name only from the property deed.
