Quitclaim deed

in 1997 my parents purchased mobile home for me in name only. i had separated from husband and needed a place to live. all payments including downpayment and monthly mortgage payments have been made by me. the above was down because of bad credit and still being married. now my father has passed away and my mother is still living. only way to have property in my name would be to refinance, but with existing mortgage only have 7 years left. my mother is 76 years old and i want to protect myself if something happens to her. would a quitclaim deed work?
Hi Vondra,

A quitclaim deed will only help you in transferring the property in your name. It will not help you in transferring the mortgage. Rather than refinance, you should contact your lender and check out if you can assume the loan.
