Someone not related has offered to give me their property for paying the years taxes and using a "quit-claim" deed signed over to me. After reading the questions and replies I've some assumptions that I want to verify.
1. A quit-claim deed does not guarantee that the property is solely in this persons name? As in someone else may share title or ownership of the property?
2. It does not guarantee that the property is free from outside lien?
Although the possibility exists that he may have phrased the wording am I mistaken in believing that I would need a Warranty Deed to insure that I have absolute ownership in this parcel?
Can I go to the lands office at the county building to find out if it is indeed titled to this single owner? I do have the tax number.
Thanks much-this is all new to me-more used to giving my possessions away rather than accepting them.

It is true that a quitclaim deed does not provide any guarantee whether the property is in the grantor's name or if there is any lien on the property. I think accepting title through a warranty deed would be safer. Yes, you can go to the land records office to find out about the title to this property.
