iam the only one on my deed.can i sign a quit clain deed on bevalf of my dauther just given her tha rights of the property after i die?
Yes its possible , its your family deed so its possible to transfer .

Welcome to forums!

You can sign a quit claim deed and transfer the property to your daughter. This will make her the owner of the property. You can include a clause of life estate in the deed. This will give you the rights to stay in the property until death. After your death, the clause will become null and void and your daughter will become the owner.
