Quit claim for a name change

I am the sole owner of a piece of property in Utah, after my ex-husband quit-claimed it to me. I was told that I need to quit-claim the property from my old married last name to my legally changed current name. I also want to add my mother to the deed. Is there anything special I need to do or is it as simple as it sounds? I have a sample of the quit-claim used when it was first signed over to me. Can I just add both our names as the grantees? Thanks in advance for your advice.
There's nothign special that you need to do. But you just cannot add the names as grantees. You need to have a fresh deed drafted by an attorney. On the deed, you (with your old name) will be the grantor transferring the property to you as the one in your current name. Just do not use any sample of the deed. Use a deed which is approved by your state.

Hi,

You don't need to do anything special but you can't use that sample deed. You need to draft a new deed and quitclaim it to your legally changed current name and you mother's name. And then, the deed should be signed by the notary officials and registered in the recorder's office to make the deed valid. That's all you need to do.

help... property is paid in full under parents name, i am in need of changing the name of ownership to my name, how?

Hi staceywilhite,

It's very simple to change the title to your name from your parents' name. They need to sign a quit claim deed transferring the title to you as grantors to either all three of you or only you as grantees. Then, the deed is required to be notarized and recorded with the county recorder's office.
