add name to deed

To add a name to a deed, do all other parties on the deed need to sign and approve or is one owners a signature enough?
All parties to the existing deed would need to sign off on any changes. Otherwise, any new deed filed would be invalid.

what if one party is uncooperative. iam looking to add one son's name and try to remove the other son as we are estranged. how can i ensure my good son is protected.. i know about the will, but do i give him power of attorney or something along those lines.

Welcome chattymaddy,

You won't have to give a power of attorney to your son. You can draft a will and declare your good son as the beneficiary of your will.

Creating a will, however, isn't going to solve the problem of the three of you being on the current mortgage deed. As it appears to me now, the only way in which to resolve (poor choice of words of course) this matter is to go to court and have things taken care of there. Expect a push-back from the non-good son...what an unfortunate choice of words here.
