i am remarried and i want to add my husband to the deed.
we do have a small loan against the home but it is in both of our names. so if i do a quit claim , will this add him as the second owner? and i will still be on the deed? or what form do i have to fill out? i just dont want something to happen to me and him not get the home... thank you

Call your lender or an attorney to be sure but it sounds like you probably want an Inter Spousal Transfer Deed. Laws differ by state & locale though.
I did the same thing, I owned my hume for 10 years before my marriage, and I put my husband on my deed and now, 2 yrs later, he has an affair, walks out and wants a part of my house. Keep it as your separate property.
Hi Guest.
Welcome to the forum.
If you want your husband to add on the deed then you can use a quitclaim deed or a Inter spousal deed. BTW it is not needed to add him on the deed but if you wish you can always do it. Is your lender asked you to add your husband on the deed?
Best of luck,
Larry
