i want to add my husband and daughter to my title.
i will still be enterily responsible for the mortgage, all i want to do is add their names in case anything happens to me.
can i do this with a quit claim deed and what are the taxes involved?

You will be able to add your husband and daughter to the property deed with the help of a quit claim deed. There are taxes involved while there is a property transfer. You will have to pay deed recoding fees, attorney fees, stamp doc fees, etc. while you record the deed.
