my mother wants to add me to her property, since my father is deceased. is the quit claim deed the correct document? the property is secured by a residential mortgage. do they need to approve the deed?

Your mother can use a quitclaim deed in order to add your name to the property deed. After she adds your name to the deed, make sure to notarize and record the deed at the county recorder's office.
