At present my son is living in a unit that I own. Since this is considered rental property, I file the rent as income on my tax return. If I add him to the deed by means of quit claim will I receive another deed with him added. I don't want to relinquish my rights as the gaurantor only adding him as a guarantee.

As per my knowledge if you do not want to relinquish your rights then you can add your son to the title of the property. Consult with a good attorney to know all possible option open for you.
