my home was purchased under my name my mother and father because my credit was so great and my mother was moving in with me. So therefore my father got a loan his name but the title reflected all our names as owners. My mother got sick and my father removed her name by having an attorney draw up a quit claim removing her off title. Therefore it would now reflect ownership of only my father and myself. My father had the attorney draw up another quit claim stating upon his death I became full owner of the home. My mother signed the quit claim but I never signed anything. How does the quit claims affect my ownership of the home ? Didnt Ihave to sign all those documents just as I did at closing?
once you sing quit claim deed youno longer have any ownership of that property as soon as it si recorded in the county office

as the recipient of a quit claim deed, your signature is not necessary. when your dad had the deed drawn up to remove your mom, that put the title in your name and his. from your post, there's been no subsequent deed drawn. his stipulation that you be his heir will suffice at the time of his death. there'd be no need for an additional quit claim.
