I want to use a quitclaim deed to add my adult daughter to my home and have both of us on the title.

i am trying to avoid probate in the event of my death. i want all my assets with my daughter's name on it (jointly with me) would a quit claim deed let me add her to my home? i would also like to add my son when he turns 18 in one year. is this the right path? yes, i am aware of trusting kids with your assets can be a problem with many people. the other option could be a quit claim deed that transfers upon my death when filed. in other words have one signed and ready to file. thanks

You can use a quit claim deed in order to add your son and daughter to the property deed. You should file the deed as soon as you transfer the property. This will make the deed valid.
