We divorced a few years ago and she still hasn't refi'd (the mortgage has both our names). Trying to complete a quit claim and also drop my name from the mortgage. Not sure about the legal description of the property and curious about the mortgage loan assumption option. Please help! I just want to be rid of the property and mortgage all together.

Signing a quitclaim deed will only remove your name from the property deed. However, in order to remove your name from the mortgage, you will have to negotiate with your ex-wife so that she refinances or assumes the loan. Unless she assumes or refinances the mortgage, your name will remain on the property deed.
