Does a attorny or title company have to do a quit claim deed/or can a person just follow legal steps and do it

You can follow the legal steps and file a quitclaim deed to transfer the property. However, to be on the safer side, it is suggested that you should take the help of a real estate attorney and get the deed drafted from him.
