do i need to get a lawyer to process a quit claim deed? does the property have to be paid off?

welcome to the forum.
for quitclaiming the property, it need not to be paid off but you need to inform the lender before signing the quitclaiming deed. so have you informed the lender about it? if so has he approved it?
btw if you quitclaim it does not transfer the mortgage to the grantee. so is the grantee to whom you are quitclaiming the property is ready to refinance the mortgage on his name?

it will be better if you take help from an attorney to make the deed valid.

The title company can also help you for the documentation of the deed. It will be less expensive for you.
