hello,
my dad passed and i the beneficeary for his home in his will that has to go through probate. i signed a quit claim deed with an investment company the contract was that the property be leased an proceeds would go the cost of the probate and toward the mortgage payments. well in the time of 10 months the investment agency has done neither, they are keeping monies that the tenants are paying. there has been no transfer fo title to the home still in dads name til probated.
i want to cancel the quit claim deed contract due to breach of contract how is this done?
and if the tenant signed a lease agreement with this investment company will that contract be null and void because i canceled the qcd contract? and if not what can i do>

Hi tshores,
You cannot simply cancel the quitclaim deed. You have transferred the property to the investment company and they are the owners of the property now. Unless they sign a quit claim deed back in your name, you won't be able to get back the property.
