how to deal with quit claim deed

both of my name and my brother name is on a deed of the house. he got married a year after and i want his name remove from the deed. do i need both him and his wife to sign off the deed sine he is married......what if he only sign his name out cause he was single when his name put on the deed. i live in wa

As your brother's wife is not mentioned on the property deed, she does not need to sign the quit claim deed. It is your brother who needs to sign the deed and transfer the property to you. This will make you the sole owner of the property.
