If my husband named me sole benificery of all his assets including the house, but his mother is still alive and has a living will to the house but has been put in 24 hr nursing home and has dementia and alzihemers and cancer and has abandoned the home what can i do with the house because he bought it from her before he died and now she is in a 24 living home and has no recall of anything but i have all documents.

You've mentioned that your husband had bought the property from his mother. Thus, I believe that the property deed in his your husband's name. You are your deceased husband's beneficiary. Thus, you'll have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name. If your husband had left a will, then that will needs to be probated. Once the probate is complete, you would receive the property.
