i am unmarried and own a home with my boyfriend. we are both named on the mortgage. we are splitting and he is agreeing to let me keep the house. do i have him sign a quit claim deed?

As both of you are in the property deed and in the mortgage, the best thing you can do is sign a quitclaim and transfer the property in your name. However, after the transfer you need to re-finance the mortgage in your name. Until ans unless you do this, your boyfriend will be equally responsible for the mortgage.
