Usuing a Quit Claim to buy land

My husband and I are thinking of buying some land from a friends neighbor. Our friend said, just have the current owner of the land Quit Claim it to us. There are supposedly no liens. Is this advisable or possible? If so, what would I have to do to get it transferred to our name? What exactly does a Title Co do in the case of land bought by cash anyway? Is it something I can do without one?

Before buying the property, I would suggest you to go for a title search in order to find out whether or not there is a lien on the property. A title company can help you in a title search or you can contact the county recorder's office for the same.

If there are no liens on the property, then you can ask your friend's neighbor to sign a warranty deed to transfer the property to you. It would be a better option compared to a quit claim deed.
