HI, I would like to know if The escrow is not closed , and I have sign the quit claim form already can I change my mind to cancel the quit claim with the escrow company, or what can I do

If you do not want to go with the deal, you may be able to cancel it. However, you will have to inform the lender about the same. You will take into account his discretion in this matter.

If the escrow agent has delivered the deed to the buyer then the transfer has been completed. However, if you can cancel the transaction through the terms of the escrow and get the deed back from the escrow agent, you can destroy it and no transfer took place.
