There were a quitclaim deed filed thru the Los Angeles county recorder with a Preliminary Change of Ownership
Report that was a Joint tenant quitclaim deed. Ones of JT
did not give their consent to filed the quitclaim deed for
ownership of the property.
Questions:
1. Can a Joint Tenant that on a Quitclaim deed filed for ownership of property without the other Joint tenant consent or signature?
2.If ones have proof that there were intent to fraud in filing a quitclaim deed for intent to committed a fraud, will that make the Quitclaim invaild?

As far as I know, a joint tenant can transfer his/her share of the property to someone else without the other tenant's permission. However, if the intent of the joint tenant was to commit a fraud and if it can be proved then the quitclaim deed can be declared as invalid. You need to contact an attorney and discuss your case with him. He would let you know what steps you should take in order to prove the deed invalid.
