if filing a quit claim deed does that remove someone from the mortgage or just the deed?
it removes the name from only the deed, you have to refinance to remove a name from the mortgage.

A quitclaim deed can remove someone's name from the deed. But it cannot remove any financial liabilities of that person. As vibehoney mentioned, if you want to get your name off the mortgage, you can deed the house to someone and then have that person refinance the house in his name. You can also opt for a Novation. However, you need to take permission from your lender for that.
