hi. i was wondering if someone could help me out. if a wanderer settles onto a vacant plot of land, lives there for over 20 years, raised children while living there, fenced the land in and put a sign on the fence, does he have any claim to the land? what if someone who claims to be the owner comes back with a quit claim deed from the prior owner? who has the better title to the property? the wanderer or the person with the quit claim deed

If the person was paying the property taxes while living on the property, then that person can claim adverse possession on that property. Though the prior owner claims the property, the present person living in the property can claim adverse possession.
