Also how to get one spouse off of Title and Loan and signed over to the remaing spouse?

in order to get your co-borrower off the title, you need to get a quit claim deed signed by him/her. he/she needs to sign the deed and transfer the property interest to either you or someone else. this will take your co-borrower's name off the title. to remove your co-borrower from the loan, you will have to refinance the loan in your name.

If you wish to remove co-borrower from loan & property deed then you have to follow just teo steps.
1) Sign quite claim deed to remove co-borrowers name from deed. Draft it by your attorney & record it in country records to make it validate.
2) Refinance loan will remove his name from loan, then you will be resposible for payoff to lender.
