Does my name come off the loan and tittle with a quit claim deed?

Posted on: 08th May, 2010 09:36 am
In 2009 my best friend and I bought a home. We are both on the tittle and both on the loan which is a FHA through Wells Fargo. Now I am moving to another state and I would like to have my name removed from all paperwork. Would my best bet be a quit claim because I know refinancing is out of the question. Due to bad credit on her end! Please Help!
Welcome emwalters,

A quit claim deed will only help you in removing your name from the property deed. It will not help you in removing your name from the mortgage. If your friend refinances the loan in her name, then only you would be able to remove your name from the mortgage.
