I am in a predicament. I have been married for 5 years. My wife and I searched together and bought a home. I was not put on the title by Mortgage company. I have to signed a quitclaim.
My questions:
1. If we divorce, does she lose all claims on the house because I signed the quitclaim?
2. Is it possible to change that quitclaim? and add my name in the title with exemption community property with right of survivorship?

Hi hadesto,
Welcome to the forum.
Whom did you sign the quitclaim deed? Is it that you have quitclaimed it to your wife? If so then she can change and add you in the deed but you cannot do that on your own as you are not the owner of the property now.
Feel free to ask if you have any further questions.
Best of luck,
Larry

I don't understand your facts. The mortgage company does not put you on title. You receive title from the seller. The mortgage is separate.
If you signed a quitclaim deed, that does not affect your wife's interest. You can add your name to the title, but I don't know what "exemption community property with right of survivorship" means.
