quit claim deed and name change

when i married, i got a quit claim deed (qcd) for the condo i owned and had my married name and my husband's name placed on it.
3 years later i got divorced. the divorce granted me sole ownership of my condo but the deed at the recorders office still has my married name even though the divorce granted me a reinstatement of my maiden name.
do i need anything else besides a qcd to change my married name to my maiden name on the existing deed?
the mortgage has my maiden name as it was never changed nor was my ex-husband's name ever put on it. the mortgage company said they have nothing to do with qcd's until property is paid off.
is there anythign else i need to do ?

Welcome to forums!

If the quitclaim deed is solely in your name, then you can sign a new quitclaim deed wherein your married name should be mentioned as the grantor and your maiden name should be placed as grantee. This will help you in getting the property transferred in your maiden name.

it completely depends on whether or not the quit claim deed is solely on your name or not. replace your maiden name if that's the case.

If the divorce decree has bestowed you the condo as the sole owner, then you will not have much problem in keeping your maiden name on the property. You have to however provide documents for changing your name.

I own a condo. in SC that is paid for, but the deed is in my maiden name. I got married 7 years ago and would like to change the deed to reflect my legal name. Can you tell me where to start with this task?

Hi Sandy,

You will have to get hold of a quitclaim deed where you can sign your maiden name as the grantor and your new married name as the grantee. You can even take help of a real estate attorney and he will further assist you in this matter.
