quit claim deed

20 years ago my parents cosigned our mortgage to buy a home. My exhusband quit claim deeded the property at that time. I am now thinking of selling the house and need to get my parents names off the deed because they are elderly and unable to go to a closing. They have agreed since they have never made any financial investments into the property. Is this the best way to go and if I have an attorney do my parents need to be present as they live out of state.

yes. they can sign a quit claim deed to you. They need to sign as grantor. your name will be mentioned as grantee.

quit claim deed has to be notarized. other wise it will not be considered as legal doculment.
