divorced ex-husband did a quick deed in my name, but loan is still financed in his name and myself as co-applicant. as part of the divorce agreement, i would take responsibility for making the monthly payment. i have since purchase another home and rent that house. my daughter recently married and her and her husband want to purchase the house. if her father agrees can we just take my name off as cosigner and tansfer it to her and her husband and i have the deed transfer to them or do we have to refinance the loan in her and her husband name and have her father as cosigner?

Your daughter and her husband need to refinance the mortgage in their names after you transfer the property to them. If both of them have a good credit score and income, then your ex-husband does not need to cosign for the mortgage.

Hello,

Your daughter and her husband will need to refinance the mortgage using their names if you want them on it. This will transfer the property to them. If both of them have a good credit score and income, (Check with the Lender to see if they pass all requirements) then no one else needs to cosign for the mortgage.
