my mom died in 2005 her house was quick claim deeded to her from my grandparents in 2003. What does this mean for her 3 kids?

if your grandparents have a life estate over the quitclaimed property and if they are alive, they will have the right to stay in the house until death. in case, they do not have a life estate over the property, then there are two options.
if your siblings and you are minor, then quit claim deed cannot be used because it does not allow transfer of property in the name of minors. however, the property can be given to a trust for the benefit of the minors.
in case if your siblings and you are adults, you can file an affidavit of heirship at the county recorders office so that your name or your siblings name is given in the title and the deceased persons name is removed from there.
