a friend carries the loan on the house i live in. i have been making the mortgage payments. she and i are both on the title. she recently died, but i haven't notified the mortgage lender and keep making payments. if i quitclaim on the property, can i just walk away without any liability? there is no equity in the property and i don't want to refinance in my name.

If your name is not on the mortgage, then I don't think you will have any liability. But does the lender know that you are paying the mortgage? If you want to save the property, then I think you will have to pay off the mortgage and transfer it in your name.

I don't think you will have any liability. As far as I can understand from your question, your name is not on the mortgage. So the lender will not be able to charge you for the loan.
