my mother and i own property together. she is now decease. can i use a quit claim deed form to remove her name?

Nope you cannot.
You can use the quit claim deed when the person is alive
As of now you cna go to the county office and they cna help you with changign the property to your name

A quitclaim deed cannot be used to transfer the property from a deceased person. You will have to file an affidavit of heirship at the county recorder's office and get the property transferred in your name.

You can file an Affidavit of heirship in order to remove your deceased mother's name from the deed. The affidavit should be recorded at the County Recorder's office.
