what happens if i want to transfer my property into someone else name but the title on my property is in my name and my wife's name and she is deceased. does she have to sign the quit claim deed?

You will have to agree with me that a deceased person cannot sign a quitclaim deed. In this case, you will first have to file an affidavit of heirship and transfer the property solely in your name. Once, you are the sole owner of the property, then you can transfer it to someone else with the help of a quitclaim deed.
