i have been a single mother since my son was 6. my son is 26 and recently out of the military. i am planning to remarry in the summer but want to assure the house to my son. he is currently living in the house with my nephew. i want to add him to the deed to be sure he gets the house. at this time he is not finacially able to take over the loan (buy it from me). is the quit claim deed the best way to go?

You can use a quit claim deed in order to add your son to the property deed. However, though you add his name to the property deed, still you would be liable for the mortgage unless he refinances the loan in his name.
