hello, have a question,my father has just passed away and he had a cabin with alittle bit if proberty for a get away place, my sisters and I want to sell it, and I have a friend that wants to buy it,do you think that a quick claim deed is ok to use in this situation.(my sister and I have durable power of attorney)

If the property has a mortgage on it which your friend will be refinancing, then the use of a quitclaim deed will be the right option for this situation. However, if the property is free and clear, then you can use a warranty deed in order to transfer your property.

Since the property owner, your deceased father, can't sign the deed, you have to get the property into the heirs' names. To do that, you will have to probate your father's estate, or in some states, file an Affidavit of Heirship to transfer the property to your father's heirs.
