I am looking into taking of my mother's house as she has demenita. She is currently livinging with my brother and is no longer able to keep the house. What would be my options in taking over the house and getting it out of her name.

As the property is in your mother's name, she needs to sign a quit claim deed in your favor and transfer it to you. As your mother has dementia, it would be better if you could consult a real estate attorney and check out whether or not such a transfer would be considered as valid.
