Can my father do a quitclaim deed on a house that he left when he left my mother after she and I paid off the mortgage on the house in 2002 and the original owner gave my mother a warranty deed filed in 2003, and he the quitclaim deed on9-16-2010 and granted the house to my sister?

Who is on the deed of the property? Whether your mom has any equity in the home?If so,your father can only quitclaim his share of the property and not all the property.

My mother's name is on the house. But they were already divorced before they house was deeded to her, in which she was awarded the house and custody of all her children.

If your mother's name is mentioned in the property deed at present, then she will be considered as the owner of the property. She will have the full rights to stay in the property.
