regarding a quit claim deed

yes i am separated from my husband he no longer helps me make my mortgage payments and i am trying to modify my loan but my husband does not want to sign any documents for the modification so i sent all my information regarding my income. i was told by the mortgage lender that my ex had to sign a quit claim deed because he no longer helps me and he does not want part of my house any more. which is the correct way to do this i am totally so confused. can he sign the quit claim deed ?
I need to know if by my ex signing the quit claim deed he is giving up his rights to our property and what would be the next step for me to take.

Your husband should sign the quit claim deed and transfer the property to you. This will make you the owner of the property and you'll be able to get the modification by signing the documents alone.

To Elizabeth,

If your ex signs a quit claim deed in your favor, then you'll become the sole owner of the property. Once you become the owner of the property, you can refinance the loan in your name.
