I am in a real predicament with regards to my parents' home and would appreciate any help you can provide me...
My mother left in 1987 and I know she later sent my father divorce paperwork which was completed and filed however I do not have any records of this and believe it may have been filed in another county.
Regardless, their house remained in both of their names and upon my father's passing in 2003, I was names executor of his estate but as far as I know I am unable to do anything with the house as long as my mother's name is still on the deed/mortgage.
We have no idea where she is, so getting her to sign a quitclaims deed is not an option. What can I do to take care of this situation?
Thanks so much for your help.

you'll need legal counsel, which ought to be able to provide you with a way to solve your problem. that's the first step, however, and it's a must.
