where can you obtain a quit claim deed? i want to have my dauhgter's name removed from my 1st and 2nd mortgage. she defaulted on the 2nd mortgage and now i am paying it back. i am solely responsible for the home and want to remove her name? is this a long process?

A quitclaim deed cannot remove your daughter's name from the mortgage. If she has defaulted on the loan, her credit will be affected. Her name can be taken off the loan if you refinance the loan in your name. However, if her name is on the property title and you want to remove it, you can use a quitclaim deed and transfer the property in your name. The only way to do that is to refinance your property. A Quit Claim deed isn't used for that purpose.
